- Registration
- Assessment of projects before filing application for registration,
according to Phases/Common Area etc.
- Registration of projects with RERA. This shall include compilation
and preparation of all documents including applications & affidavits
required for registration and submission of applications along with
details. This shall also include phase wise registrations of projects
(if required).
- Representation before Authorities for explanation of facts.
- Follow up and liasioning for Registration Certificate.
- Submission of hardcopy application in Authority.
- Compliance
- Preparation and Maintenance of RERA File.
- Designing and implementation of a RERA-compliant financial model
to monitor customer receivables and ensure compliance with fund
maintenance and withdrawals in designated accounts.
- Assistance in preparing withdrawal certificates and manage account
compliance as per RERA guidelines.
- To upload the details of the project on the website of RERA on
quarterly basis as prescribed under the Act.
- Assistance in the preparation and submission of annual audited
accounts to RERA.
- To provide training to the Management, Operations Team including
Sales, Marketing, Finance and Commercial department including
Brokers etc. to facilitate transactions of sale as per RERA.
- Vet all project advertisements, publications, and promoter websites
to ensure RERA compliance, and prepare and include necessary
disclaimers on all promotional materials.
- Conducting regular audits of customer files and monitor the
execution and registration status of Agreements to Sell.
- Provide legal assistance in addressing and managing customer
queries.
- Monitor construction stages and delivery timelines, assist in
managing delays, and apply for extensions from authority if project
completion is delayed.
- Update map revisions and assist in preparing documentation to
obtain prior permission from buyers for any additions or alterations
to the approved plans.
- To assist in all activities related to adherence of RERA Laws and
Provisions.
- To assist in making representation to be filed before RERA
Authorities related to the project.
- Advisory on requirements post Completion.
- Advise on best business practices and dos and don’ts to ensure
smooth project progress and compliance with RERA Act, RERA
Rules, and related laws.
- Suggestion and Customization of a Detailed Standard operating
Procedure to be followed by the Promoter and its employees, from
the start of the Project.
